Do FHA loans require air conditioning and/or heating units to get the loan?

The air conditioning unit in a reo home we are looking at is missing. Possibly the heating unit as well since many are now combined and this home was built in 2005. Will this home pass FHA inspection without the unit/s? And if not, is there any way the buyer can put in the unit and still get FHA financing. The seller is refusing to replace the unit.
I do want this home! The previous owners took care of it but when they left they took or sold parts of the house!
Things missing are the air conditioning unit, all kitchen appliances, pantry door, front door (replaced recently), gates to all the fencing( 5 total), water heater, and the landscaping bricks around the flowers!

I believe they had a huge sale before they left and sold anything that could be moved out!
I will have to look into the 203k loan because I know the home must also have a water heater that the seller is also refusing to replace.

You do not have to have air conditioning, but you have to have heating.

Do you really want to buy this?? I bet if you look close you will find a lot more wrong

FHA sometime has escrow money especially if the house was under Hud jurisdiction. The odds are this a good home. the heating unit or furnace might have been taken out of the property this happens alot . Many time contractors steal such units. Check for termites, or other wood boring creatures. Generally you will find pulped wood around window wells at basement levels. Check the distance of any trees close to your house. You don’t want tree roots digging under your home.

Get written warranty on the roof.Inspect plumbing from the basement up. Where possible. Are fuses used or circuit breakers.

If all of these things are well to your liking BUY IT!!
A home is the single greatest investment you can ever make.

Air conditioning no. Heating, yes. The home will have to be compliant upon inspection in order for FHA to provide a loan. And YES you can finance a new heater into the mortgage among other items under FHA 203k loan program.

You will have trouble getting any loan for this house, FHA or no FHA.

The house has to be livable to get approved. This one is not. It has to have a heater, hot water heater, stove and oven.

This house is only available to cash buyers or investors. You need to move on. FHA does not cover construction loans, and that is the only loan you can have w/o a certificate of occupancy.

Sorry but no. FHA only cares about safety, soundness and security. The home must have a working heating system, plumbing and elec systems and no chipping or cracking lead base paint the list goes on but AC is not on the list.
